Offering some of the most sought after luxury real estate in Southern California, the Pelican Crest neighborhood boasts a number of amenities for residents to enjoy. In addition to the majestic views and the easy access to the golf course and its amenities, the gated community also offers 24-hour security. As such, entry into the neighborhood is strictly limited to residents and their guests.

Due to the neighborhood’s proximity to Crystal Cove State Park, residents also enjoy easy access to the park’s three miles of sandy beach and 2,400 acres of undeveloped land that can be used for outdoor activities. The park boasts a total of 3,936 acres, 1,400 of which is marine Conservation Area and underwater park, 2,400 acres of which is canyon and 400 acres of which is bluff. Meanwhile, with easy access to the 73 toll road, the Fashion Island Shopping Center and other city conveniences are also just a short drive away.

Planned by the Irvine Company, the Pelican Crest neighborhood is home to 158 custom-built estates constructed primarily between 1999 and 2013. Most of the homes within the community are European in style with a Mediterranean and Tuscan flair. Situated on large plots, the homes boast views of Newport Beach Pier, Catalina Island, Newport Coastline, City Night Lights, Newport Harbor and mountains. Some of the properties feature up to 21,000 square feet of living space with 180 degree views of the surrounding ocean and beaches.

Located south of the main part of the city of Newport Beach, Newport Coast is an affluent community where incomes are greater than the national average. In fact, according to the 2000 Census, the median household income in the area was $164,659. The median income for a family at this time was $173,043.

Originally a separate census-designated area in Orange County, Newport Coast was annexed into Newport Beach in 2001. Today, the master-planned community has a population of around 10,000 with a variety of different housing options available. In addition to offering a wide range of sizes, homes within the community span the gamut from small studio apartments to mansions boasting ocean views.

The Irvine Company

As part of the Newport Coast community, Pelican Crest is a master-planed community developed by Irvine Company. Headquartered in Newport Center, the Irvine Company is a private company responsible for the development of the master-planned city of Irvine. The Irvine Company also owns a number of retail centers and office space in the Irvine and Newport Beach area, including Fashion Island, The Market Place and Irvine Spectrum. The company also owns the Fox Plaza in Los Angeles and the MetLife Building in New York City.
