Exploring the Bear Brand Community

Located on Camino Del Avion on the hillside, the gated community of Bear Brand boasts 127 private residents with most offering beautiful views of the Pacific Ocean, Dana Point Harbor and Catalina Island. Each of the homes within this waterfront community offers a unique look with individually designed architecture, allowing each resident to display individuality while still creating a cohesive and attractive neighborhood appearance.

Bear Brand Amenities

Residents of the upscale Bear Brand community enjoy access to a number of amenities. Among these are use of 20 acres of greenbelt with lush landscaping and walking trails boasting beautiful mountain and ocean views. Residents are also provided with 24-hour security with guards posted at both the Camino Del Avion and the Golden Lantern gate. With its professional management staff and privately owned streets, Bear Brand provides its residents with the utmost level of security and service.

The city of Laguna Niguel also offers residents access to a variety of recreational opportunities, including an extensive park and trail system. In fact, over one-third of the city is public open space divided between 31 city parks and 4 county parks. As such, many of its major roads are designated as scenic highways. The centrally located 227-acre Laguna Regional Park features an extensive trail network, the Laguna Niguel Lake and ball courts, while Crown Valley Park is home to the city’s main sports facilities. The Alliso and Wood Canyons Wilderness Park, which borders the city to the west, is home to more than 4,000 acres of canyons, grasslands and riparian forests. Altogether, there are nearly 80 miles of non-motorized trails within the city that are designated for hiking, biking and horseback riding.

Exploring Laguna Niguel

Due to its location in Laguna Niguel, the Bear Brand community provides its residents with a lovely year-round climate. A suburban city of Orange County, California, Laguna Niguel borders the cities of Aliso Viejo, Dana Point, Laguna Beach, Laguna Hills, Mission Viejo and San Juan Capistrano. Located in the San Joaquin Hills, the community was partially named after the Native American village of Niguili that was once located near Aliso Creek. The other portion of the name, Laguna, is Spanish for lagoon.

With a population of nearly 63,000 according to the 2010 census, Laguna Niguel was originally formed as part of the Rancho Niguel Mexican land grant. The grant was acquired in 1959 by the Laguna Niguel Corporation with the intent of developing one of the first master-planned communities in the state. Toda, the bedroom community of Laguna Niguel is a relatively affluent city with a median household income that is 31 percent above the average for Orange County and nearly double the average for the United States.

Community Guidelines

In order to maintain the attractive community appearance, Bear Brand has many community guidelines in place. For example, overnight parking is not permitted on the private streets within the community. If special circumstances warrant overnight parking, such as when a guest is staying at a resident’s home, management must be contacted for permission to be granted for a specified period of time. Furthermore, when sending in an application for architectural approval, residents must submit three sets of plans.
